Van Belleghem Parts Ways With Dockside Green
Joe Van Belleghem, the visionary developer of Windmill West Group who launched Dockside Green in Victoria, British Columbia, and his partner, Jack Julseth of Three Point Properties, have sold their 25% interest in the project to the credit union Vancity, which had already owned a 75% share. The 15-acre (6 ha) Dockside Green project, one of the most innovative and greenest development projects in North America and one with a significant triple-bottom-line focus (see
EBN Sept. 2008), is about one-third complete, according to a December 23, 2009 article in the Victoria
Times Colonist. The project should ultimately include 26 high-rise buildings with 1.3 million square feet (120,000 m
2) of mixed-use space and house 2,500 residents. Dockside Green has pledged that all of its buildings will be certified LEED Platinum.
According to Van Belleghem, his parting with Vancity fundamentally had to do with the credit crunch and the fact that he wanted to move ahead more aggressively with the building schedule than his partner. “They are taking a conservative approach in commencing future buildings,” he told
EBN. “I was in favor of commencing new projects, but when that was not going to happen, it was clear that my energies would be put to better use elsewhere.” Van Belleghem said that he also wanted to move on to new challenges and opportunities.
