Developer-led spec buildings are inherently challenging from a sustainability perspective.
Concept design work has to be completed before financing is in place, meaning that the developer’s initial investment is often at high risk. And not all tenants are committed until late in the process.
Under those circumstances, it’s very hard to make the case for an integrative process, which works best by convening all the stakeholders and collaborating intensively during the early phases of the project.
Nevertheless, there are lots of steps smart developers can take to streamline approvals and to appeal to the health and sustainability values of the real estate market; and there are some great spec buildings that prove it’s possible.
