Unbundling Documentation

March 27, 2020

Hello. I would like to ask what kind of documentation usually reflects a project's implementation of daily parking fee? is this similar to a Lease Agreement? Or House rules? What if the residential units have no potential buyers yet?

If the above cannot be provided, will a documentation of the computation of daily cost and a letter from the owner be sufficient to earn a point for this credit? The letter will be addressed to the USGBC stating their commitment to sell the parking slots separately from the residential units.

Water Requirement of Landscape Plants

March 27, 2020

Hello. I have a project that has no landscape consultant, so the architects are asking for assistance in choosing plants that will help us meet the 30% to 50% outdoor water reduction.

Our project is in Metro Manila, Philippines. I required them to use drip irrigation and recommended plants with low water requirement. Though I was only able to list down recommended plants based on my company's previous certified projects,  which had their plant profile forms filled in by landscape specialists.

Beyond my recommendations, I asked the architects if they had any other local/native plants in mind, to fit their concept.

My question is: How do landscape specialists determine the water requirement of plants? Do you guys know any website or source to know the water requirement of plants? To be exact, from the Philippines, South East Asia (or any site with international data will do). I am no landscape architect/consultant/specialist, which is why I ask this, for help and also out of curiosity too.

Thanks so much in advance! Hope all is safe and doing well amidst the corona virus outbreak.

Green Power Query

March 18, 2020

I am Andrei Sabater, employee of ecoSolutions, Right now we are currently studying the credit for the green power and carbon offsets. Is the credit applicable here in the Philippines? And what do we need to be able to be complied with this credit? Thank you Sir.

Option 1: Filtration

In Philippines which parameters shall be considered to identify whether an area is non-attainable for PM10 and PM2.5? We are working on a High-rise  RESIDENTIAL building  with mechanical ventilation per unit.

V4.1 Option2 (EV-ready infrastructure) parameters of providing raceways?

V4.1 Option2 (EV-ready infrastructure) parameters of providing raceways?

November 20, 2019

Our project vies for this credit and chose to pursue Option 2 Electric Vehicle Charging Infrastructure.

We need to make 8 parking spaces EV ready. These 8 spaces are scattered 2 spaces per basement parking floor.

In the guidelines, it says: "The raceway shall originate at the main service or subpanel and shall terminate into a listed cabinet, box or enclosure in close proximity to the proposed location of the EV space."

1. Can we just have a sufficient breaker provision inside the typical Electrical Room and with space ready for future installation of panel and containment works (if ever it will be physically pushed-thru), and still be considerably compliance to the LEED?

2. If not, are there parameters for "close proximity" of a subpanel termination?

Thank you.

Smoking Policy

Smoking Policy

October 3, 2019

Regarding the ETS Control Requirement for LEEDv4 that prohibits smoking inside the building and within the property line. Is it allowed to provide a certain area say 11th floor for smoking? This is a Commercial BPO Building? And since this is a prerequisite, should they provide an area, can they be disqualified for LEED Certification?

CIBSE Narrow Plan Requirement

CIBSE Narrow Plan Requirement

May 9, 2019

Hello everyone,

Are there any alternatives for complying CIBSE AM10 requirement for narrow plan? Our project will have a building width that is greater than 15m by almost 4m even with the presence of an atrium. The project will use natural ventilation as their strategy. Can CFD be use to show that, even with that width, airflow is well-distributed to the interiors of the building? Both sides of the building have openings for natural ventilation.

Submeter 2 water subsystems but only one system in the building

Submeter 2 water subsystems but only one system in the building

April 11, 2019

The credit requires to submeter at least 2 of the following subsystems: irrigation, indoor plumbing fixtures and fittings, domestic hot water, boiler, reclaimed water, and other process water. An assessor has explicitly said that it has to be one of the subsystems mentioned, same as the credit language. However, if an office project only has indoor plumbing fixtures and fittings, and no irrigation (no landscape), no DHW, no boiler, no reclaimed water, and no process water. Can the project still vie for this point?

Furthermore, the next potential highest water consumption is the maintenance requirement used for building exterior, ACCUs, other equipment, etc. Would submetering this instead qualify to satisfy the credit requirement?

Energy Model Scope for CI Project with independent HVAC system

Energy Model Scope for CI Project with independent HVAC system

October 9, 2018

hi Marcus / hi everyone,

We have a LEED CI project that is part of a 4 storey commercial building. Only portion of the Ground Floor will be part of the LEED CI project. Each tenant space has their own split type air conditioning system. Basically the LEED CI project is totally independent from any other tenants in the building, the building has no centralized plant.

We plan to pursue Option 1. Tenant-Level Energy Simulation, my questions are:

1. Should the energy modeler include all the building (with the actual independent split type AC systems of the LEED Ci project) in the energy model and use the baseline system for other tenants? or can we isolate the LEED CI project scope and document only within the LEED CI boundery?

2. For tenants that are not part of LEED CI (with independent split type AC system), should the energy model use the ASHRAE 90.1 compliant building envelope for other tenants of the building or the actual installed glass for the Proposed Case? - in accordance to 90.1 Table G3.1(5) (baseline), Sections a–e, and not Section f.

i have read the Reference guide but I just want to make sure that I am correct. We hope to hear from you soon.
