New Construction vs. Major Renovation

I have a project which totally removes the building envelope, lighting/electrical system, and mechanical/plumbing system. Only the structure remains. Is this project considered New Construction or Major Renovation?

Appeal for additional credits after final review.

The Standard Preliminary Review is complete and the building has received 57 points. My question is- Can we submit for additional points not included in the initial submission? We feel that there are some points that are achievable that could get the project to Gold. And if we can submit/appeal for additional credits, what is the timeline?

I just inherited a project after the initial design (already approved) and initial construction credits were submitted. The construction submittals included more product data than required for MRc4 (98%) and MRc5 (54%). In the construction review, all of the product data provided was carefully reviewed and some of the product generated requests for clarification. These were all valid concerns and I agree with all the comments generated. At this point, can I delete the suspect data if I can not get the required information from our subs or manufacturer...and just re-submit using only 20% of the supporting data as required?

Under the same Construction Contract

We registered our school project (2 Buildings) as a Group Project under the LEED for School v2009 rating system.

The owner & operator are now talking about splitting the project into 2 phases
Phase 1 - Complete construction of the first building + half of the second building
Phase 2 - Construction of the remaining half of the second building

Phase 2 would be completed +/-2years after the Phase 1 completion (will make the LEED Certification a bit more complicated/longer... but still achievable).

My problem is that they recently came back to us stating the phases would be under 2 distinct construction contracts (which is completely against our recommendation). The owners is a semi-governmental authority and is only allowed to award construction contract up to a maximum price (and the 2 phases exceed that maximum). However, there is a great chance that they would awarded to the same contractor.

I found in the Group Project certification documentation that ''for design and construction projects, the buildings or spaces must be under the same construction contract''.

It looks pretty clear to me that going for a phasing group project with multiple construction contract would disqualify us from the LEED Certification... but I can't find any additional documentation to back this requirement in front of my client.

Also, what would be the situation if the project was a single building certification (not in a group project) to be constructed in 2 phases under 2 different construction contract? I could not find any mention of the ''must be under the same construction contract'' for the single project certification. Reading between the lines, my understanding is that a single building must be constructed under the same construction contract to be eligible for LEED Certification.

I am pretty sure I need the GBCI clarification on that, but your feedback would be much appreciated.

Construction Application Phase

Good afternoon,

I have a question regarding submitting documents for the Construction Application phase. This is the first project I have done and I am lost on where to start. The architect who is in charge of the project is the one who will be submitting to the USGBC for review along with his design build credits. I have all of my information but how do I submit to the architect? I have been using the forms on LEEDUser along with backup information... is this the best practice to use?

Dear all,
I had my preliminary design review, where I got notes on EAp2, and IEQp1. to fix the notes we did change fresh air values and pump powers on one mechanical schedule.

Now I'am preparing my reply, where I did re-upload the new mechanical schedule to both prerequisites, and mentioned that it is an updated version.

My question is: should I re-upload the schedule to PIf4 as well, knowing that I have related "anticipated" credits, and knowing that this schedule is inside a *.zip file?

Accidentally Opened Awarded Credit during Appeal Stage

My team member accidentally opened 2 awarded credits during the Appeal Stage for some other non-compliance credits. No changes were made to the form. Can we appeal to GBCI to no not penalize us for these 2 credits (that would result in an credit appeal fee of "$500 x2"? It was an honest mistake. How do I also go about this to appeal to the review team?

Hello

I was told by our engineers that in order to use a chiller plant, it needed to be documented for at least 1 year of operation.

Is it possible to take advantage of a new chiller plan to be built in coordination with the new project being documented for LEED certification?
