What is legally binding language?

A copy of the lease agreement that has been provided for review states that the tenants must install CO2 sensors in all densely occupied spaces.

For the review team, it is unclear how the provided document complies with the tenant sales and/or lease agreement (TSLA) requirements, as it does not appear to be binding.

We are asked to provide a legally binding TSLA signed by the project owner/developer and tenant(s) specifying the tenants will install CO2 sensors in all densely occupied spaces.

Anyone could help on this matter?

Space usage type - kitchen

Space usage type - kitchen

We got a comment back from preliminery review regarding kitchen in an office building. We defined these Spaces as retail general which apparently was incorrect. Kitchen Spaces are not defined under a specific Space usage type. Has anyone else had a similar solution how to enter this Spaces when using the default occupancy option.

Discrepancy between credit requirements and credit specifics

I'm having a hard time understanding why it is necessary to document cost, weight and "percentage of product contributing to this criterion", if the requirements are simply to use 20 different products with EPDs? We registered for this pilot (MRpc52) when the intent was:

"To increase the use of products and materials with life cycles, ingredients, and attributes that improve overall environmental, economic and social performance," and the requirements were "Use at least 20 different permanently installed products sourced from at least five different manufacturers that meet one of the disclosure criteria below." The latter is still listed under credit language; however, the Bird's Eye View doesn't mention EPDs, and the data in the table doesn't come from a EN15804 EPD, or a 14025 either.

Help!? Thanks!

No test of SRI?

Hi! We are using new light grey concrete and new light grey concrete stones on our site.
LEED provides typical SRI values, f.ex. for new grey concrete which is 35 according to the LEED manual.
From previous comments in this forum i presume that it enough to show compliance with this credit by proving that new grey concrete and new grey concrete stones are used?

I am currently working on a Core & Shell project, which is a major renovation, aiming at LEED SILVER.
The building is currently partly vacant, partly occupied by new tenants and partly occupied by existing tenants.
In this connection I am wondering how to handle credit submittals for tenant spaces of existing tenants which are due to move out, but where there is no contract yet with a new tenant.

The basic building structure is to be substantially renovated, within the same contract: façade and overall technical systems and installations, inclusion of renewable energies, exteriors etc.
The tenant-fit outs do not happen in the same contract as the major renovation of the basic building.
For each new tenant a fit-out according to newest standards and according to tenant requirements is performed.

An existing tenant, a school, is currently renting a part of the building. This part is appr. 20% of GFA. No tenant-fit out, installations of new installations, new water armatures have been performed in this tenant space.
This tenant is though moving out within the next year or so. Under these circumstances neither the tenant nor the owner is not interested in refurbishing this tenant space. The tenant space is to be totally renovated including upgrade of the AHU system etc. once a new tenant is known and the lease is final.

Since no data is currently available for the submittal of several credits, the submittal must be based on anticipated or upcoming work. For example for IEQ credit 2: Can data for the AHU for this part of the building be excluded from the IEQ CREDIT 2 INCREASED VENTILATION FORM if the Building Owner prepares a document where they commits themselves to upgrading the ventilation system according to ASHRAE standards when a new tenant is known and the lease is final? Do you see any other options?

The building owner could potentially wait with the LEED certificate until the contract with the new tenant is final. But one important reason why the owner wants a certificate is that he wants to advertise with it as soon as possible to attract new potential tenants.

Hi! I know that there is a baseline for data centers (tool developed in excel), is there also a similar document or any guideline for retail? We are trying to find a baseline to our walk-in freezer. We have measurement results from the solution we are designing for and intent to use these in the design case.

On-site renewable energy

Hi!
We are trying to offset as much as possible from our electricity consumption with on-site PV. We will install about 750 m2 of PV, of these 750 m2 PV only 500 can be placed on site and we are considering to place the remaining 250m2 on the roof of the neighbor building. The 250m2 will not be within the LEED boundary, but there will be a direct line to our building and no other line anywhere else.
Does anybody have experience with this kind of case.
Can all 750m2 be used towards compliance of EAp2 (we follow the energy simulation option)?
