Completed scope of Cx cycle prior to date of application

Hi

We´d like to prove implementation of the EAc2.3 in an Office Tower according to LEED O+M v4. 

While EBOM 2009 clearly specified that at least half of the scope of work in the first commissioning cycle had to be completed prior to the date of application for LEED, the wording in the v4 is not very clear.

The online guide for v4 describes under step 5 the requirement for quarterly and annual Reports in the first and second year respectively, but does not specify the duration of the commissioning cycle required documentation for. If our Ongoing Commissioning Policy describes a Cx Cycle of  24 months, how long a performance period needs to be documented?

1: 3 months (as most other PP?)

2: one year (as in v2009)

3: three years

what would you estimate as a cost increase (percentage wise) in a project budget when applying all four LOW EMIITING MATERIAL credits for a multifamily midrise residential project?

Hello,

We have a Project in Germany where the contractor wants to know if the material which if purchased from a local distributor would count towards the credit or would we have to go back in the supply chain line to track the origin of the material? The facade for instance is made with aluminium and glass and the aluminium is definately not extracted in Germany. if it is at least bought from a local supplier, would it count towards this credit?

Entryway systems for delivery

Hi everyone,

we have a project that includes a delivery entry, which is only used by the responsible service staff for the delivery operation. 

To our mind this delivery entrance is not regularly used and an atypical entrance. Therefore, it has not to be included in the entryway system for the credit “Enhanced indoor air quality strategies”. Is that correct?

All other entrances gaining access to a building and frequently used have entryway systems according to the requirements of the credit.

Major Renovation or EBOM?

We intend to certify an existing office building which is going to be renovated with the following criteria:

  • 40% of the overall building area will be renovated
  • The project is not touching the building envelope and the roof
  • Creation of new office units in accordance with fire protection
  • Creation of new meeting rooms
  • Replacement of the complete ceilings 
  • Upgrading of the electrical installation (new lighting, fire alarm systems, safety lighting)
  • Cooling of all offices and meeting rooms
  • New building automation
  • New sculleries and break rooms
  • New furniture

Is the degree of renovation mentioned above considered as “major” in the sense that System NC Major Renovation can be used for this project?

Can you define what "heat rejection" is? I'm not exactly sure which energy counts towards "heat rejection".

Is it the amount of energy that the cooling unit needs to eject the heat into the environment?

Pilot Credit 82: Local Food Production as Innovation Credit

We're trying to achieve an Innovation credit for our EBOM Project and considering submitting a Pilot credit 82:Local Food Production/WELL Crédit 51 Food Production as Innovation credit as there's an opportunity for pursuing it. What would be the steps to validate if this credit can be accepted by USGBC and get some guidance on how to attempt it the most efficient way? Also, if we already attempted EQ credits, can we submit WELL Light credits as Innovation and still get extra Points?

Green roof - no irrigation system but manual watering during hot summer months - relevant?

Hello,

the project I'm working on is a zero lot project with green roofs. There will be no irrigation systems in place but during hot summer months, the green roofs will need to be watered manually.

Since the Water Budget Tool doesnt feature manual watering, I am wondering weather it is irrelevant to the credit. If it is relevant to the credit, how do you account for the water since you cant really use the Water Budget Tool?

Any help will be much appreciated!

In accordance with the requirements of this credit, the project team has developed and will implement a water-efficient landscape stategy. The project is aiming for Option 2, No Potable Water Use or Irrigation, by excluding permanent irrigation systems and by using plants suited for low water usage, only. On dry days, a drip irrigation system, which is permanently installed onto the soil, will be activated through moisture sensors for watering the plants and trees. It is unclear if the installed drip system will contradict with the requirements for this credit. What experience do you have with this type of irrigation considering GBCI review? Does a drip irrigation system not count as permanent irrigation system?

Dear all,

our LEED v3 Core & Shell project is  a mixed use project with retail and hotel part. The building is a part of a bigger shopping mall and business complex. The parking garage has two basement floors, which is also part of the parking garage of the whole complex. The LEED project bpoundary is clearly defined. In basement 1, there are 68 parking spaces which are accessible only for the hotel guests. And the elevators are only going to the hotel part of the building. The majority of the parking spaces (153) are located in basement 2 and are accessible to all employees and visitors. So, we placed the preferred parking spaces in basement 2, next to the elevators. Our question is now, if this approach is in accordance to LEED Interpretation #10202 from April 2012? In our opinion it is, because the majority of the building occupants benefir from the choosen preferred parking spaces.
