Is it possible to earn the credit with a parking garage in the underground floors?

Hello! I am new to the topic and wondering if the project I am working on can achieve this credit. The project (new construction office building) is located in Berlin and does only provide garage parking within the two underground floors of the building. The local code does only demand a project to provide "sufficent" parking for disabled people. It doesn't state a specific number so it leaves the project team to come up with a reasonable number of parking spaces. Apart from that the local code does not demand any ordinary parking spaces at all. So the choice about the number of parking lots is fully at the project developers' disposal.

1.: To calculate the baseline using the "Transportation planning handbook", I should use the "leasable area" excluding the underground floors, right? The gross floor area wouldn't be appropriate, would it? (I don't seem to find the answer in the credit itself)

2.: The leasable area amounts to ~43.400 m² which leaves me with 1301 parking lots according to the "Transportation planning handbook". So reducing it by 40% or 80% would result in a number of 780 or 260 parking lots, respectively. The garage itself offers only 151 parking lots, so the way I see it, the project achieves exemplary performance and receives 2 credits here. -> Am I wrong and the project doesn't earn any point because it does technically exceed the local code? (since the local code doesn't dictate any specific number of parking spaces)

3.: Furthermore there is talk to make the whole garage only accessible to electric vehicles. This wouldn't interfere with this credit, would it? If anything it would add to it, since there must be preferred parking anyway, right? Would there be a chance to get an innovation point from making the whole garage accessible only to electric vehicles?

Hi all,

I have a question that consider already certified buildings that do not comply with the ETS credit. As it is one of the K/O credits, if a building do not comply with it, is it possible to loose the certification status?

To be clear: There are visible no signage saying that smoking is prohibited and a group of smokers stand daily directly in the entrance to the building... 

I will appreciate your answer.

Dear LEED-experten,

has anyone experience about the low-flow lavatory faucet on the restroom washbasin in Europe? Actually the LEED-baseline has a much lower value (2 l/min) than the European standard value (normally up to 5l/m bis 7l/min).

We has planned to install the aerator on the facet to reduce the flow-rate on the same pressure condition, same as the other leed project in Europe. But we’re wondering if this measure really has the benefit for our project? When a project located in a developed campus und has the existing sewage systems and pipes, the too low waste water flow will not complain with the certain filling ratio of the pipe, it is also a risk to damage the pipes.

Has anyone some advices or idea about this situation?

How to simplify a complex building in a simulation model

Hi there,

I've got a 24 floor office building to model. The floors have 4 different envelope designs and on each level of the building there are at least 7 different zones (after combining rooms with same usage and HVAC-System). Although the space use on every floor is almost the same it differs on at least 15-20% of its space by shifting (for example) the living room to different locations (with different orientations) on each level. Without simplifying the model I will have to model pretty much every floor seperatly resulting in an inconceivably complex energy model.

Since I'm new to model a building using the ASHRAE 90.1-2010 norm (appendix G) I'm not exactly sure what methods are allowed to shrink the model down to be usable. In my experience the arrangement of rooms on different levels of the building will only have a minor effect on the energy performance (if the space is kept the same). Which brings me to my question:

Is it possible to define standard floors to simulate which represent floors that are arranged pretty much alike but not exactly the same?

And another one: Which methods to simplify a model are allowed? If I'm not mistaken the ASHRAE does not provide a method to combine minor spaces with larger ones if they aren't pretty much the same. For example a small room (broom closet) of 10m² with a 260m² open office. For the overall energy consumption the small room is pretty much insignificant.

Hi,

how do deal with the fact that often the final office floor plans will be fixed later on tenant request so that the technical provisions (negative pressure, etc.) for copy rooms can not designed unless a costly dense exhaust net is installed?

This fact also relates to other Credits, e.g view out, etc., and is a general problem.

Should a sample office floor plan be created?

In "WEc2: Indoor water use reduction" WaterSense labeled fixtures are obligatory:

"In addition to meeting the 20% performance threshold, teams must select WaterSense labeled fixtures for any fixture type that is eligible for the WaterSense label."

Also in "WEc2: Indoor water use reduction"?

(It is not mentioned in the credit language)
