Helps with operations

October 22, 2024

Just sharing.

We're working on a campus with several data center buildings. When the idea of Inclusive Design (called "universal design" - UD in my country)  was proposed, there were several objections saying there would be virtually no people with disabilities in the facilities. The project went on and implemented the strategy.

The feedback we got was that UD enhances building operations, particularly when it comes to moving items with trollies. By incorporating wide, barrier-free access routes, smooth, level transitions, and spacious doorways and elevators, UD ensures that trollies can navigate easily throughout the building, reducing physical strain on staff and improving overall efficiency. Features such as ramps instead of stairs, automatic doors, and elevators with ample space also streamline movement in high-traffic areas, making it easier to transport goods, equipment, and supplies without obstructions. Ultimately, UD not only benefits accessibility for all users but also significantly improves the operational flow of the building.

For a LEED, the requirements are clear and easy to follow. Plus, since we also have a local standard to comply with, the exercise was pretty straight forward.

EKOenergy label is not fully equivalent to Green-e certification?

EKOenergy label is not fully equivalent to Green-e certification?

July 8, 2024

Hi LEED Experts,

My project in Malaysia and we purchased REC of from the local solar supplier with EKOenergy label. We received LEED review comment: "Note that projects in Europe may use EKOenergy with additional parameters in place of Green-e Energy. The Further Explanation, International Tips section of the LEEDv4 ID+C Reference Guide includes a description of the additional parameters". I thought EKOenergy label is completely accepted by LEED as an alternative for Green-e. But based on this comment, it seems EKOenergy label is not sufficient. In the reference guide, there is no where to mention specific EKOenergy label. Do you know where LEED mentioned additional parameters between EKOenergy and Green-E?

I'm also a bit confused when my project is not in Europe but the LEED reviewer mentioned "project in Europe may use EKOenergy..." Does that mean: project not in Europe, might not use EKOenergy, EKOenergy is only for Europe?

Composite wood - Compliance with CARB ATCM or TSCA Title VI is not enough?

Composite wood - Compliance with CARB ATCM or TSCA Title VI is not enough?

July 8, 2024

Hi LEED experts,

My project used composite wood with Test reports to show compliance with CARB ATCM and TSCA Title VI. But then I received the LEED review comment that "Composite wood must be "CERTIFIED" as an ultra-low emitting formaldehyde (ULEF) product or as a no added formaldehyde resins (NAF) product under California Air Resources Board (CARB) ATCM or TSCA Title VI. Note that compliance with CARB ATCM or TSCA Title VI is not as stringent as being certified CARB NAF/CARB ULEF/Title VI NAF/Title VI ULEF". In previous projects, I submitted the test reports according to CARB ATCM and TSCA Title VI and got approved. But this time is a big surprise for me. Is it true that compliance test reports according to CARB ATCM and TSCA Title VI are not enough? if certified CARB NAF/ULEF is more strigent, then what are additional criterior/standards? It is very hard to do this credit when there are hidden standards.

Creative & Innovative way in Integrative Process

July 1, 2024

Dear Expert,

We are seeking creative and innovative approaches to enhance the integrative process in the hospital sector. Currently, we involve a collaborative effort from members at various management levels within building and facility management. This ensures that all team members understand their roles and collaborate effectively. Our current mechanisms include regular meetings, staff training, discussions, site visits, and a WhatsApp group for better communication.

We would appreciate any ideas and insights on creative and innovative methods that have been successfully implemented in other projects.

Thank you.

Understanding Pilot-Credits IPpc101

December 16, 2023

Dear forum members,

I'm looking to gain a better understanding of Pilot-Credits IPpc101 and thought I'd reach out to this knowledgeable community. From what I've gathered, Pilot-Credits IPpc101 appears to be involves a collaborative effort from members at various management levels within a building. This ensures that all members understand their roles and collaborate effectively, fostering a more organized implementation of the project, as opposed to attempting potential credits individually. Hence, we showcased the efficiency of communication channels among team members in our submission for this pilot credit and noting for our participation in this forum.

Could someone shed more light other on its key features, use cases, or any notable benefits? Also, if anyone has hands-on experience with Pilot-Credits IPpc101, I'd love to hear your insights.

Thanks a bunch!

Allignment with WELL Preconditions?

Allignment with WELL Preconditions?

July 26, 2023

We have attempted this credit for our office project based as we find that the requirements of 3 separate WELL preconditions and 1 optiimzation are well aligned with the requirements of this pilot credit, those are:

X01.3: Restrict Lead

X02.2: Manage Lead Paint Hazards

W02.1: Meet Chemical Thresholds for Drinking Water Quality (Lead <0.01mg/l)

W05.1: Assess and Maintain Drinking Water Quality (quarterly water testing - Lead <10ug/l)

We find that this pilot credit is relevant to drive market transformation in our project location due to a lack of laws that prohibit the use of lead based products. To achieve the above WELL features, we had conducted a lead site investigation (alongside asbestos and PCB). Thankfully, no hazardous materials were found during the investigation, it also helps that the base building for which our project sits is a certified green building (the use of eco label paints was part of the base building construction and is required for all tenant fit-outs).

We're curious to know if the above strategies will be accepted by USGBC for this pilot credit.

IPpc 101 Team journey throughout project submission

February 22, 2023

My team has successfully obtained this point in previous project submissions by demonstrating the effectiveness of communication channels among teammates. Throughout various discussion sessions, knowledge sharing for better improvement and strengthening the process on how to close gaps while trying to attempt potential credit, and so on, We have provided the reviewer with information on how the process began, as well as a roadmap from the beginning, middle, and end of the process until the final submission.
