Previously developed sites

February 23, 2016

We have received the review report of the building. Related to PIf2, there’s a technical advice:
“The form indicates that the project site is previously developed, but based on aerial images of the site, it is not clear that the site was previously developed (in aerial images you can see roads, parking and urban infrastructure). Provide a narrative response to clarify if the site meets the LEED definition of previously developed or Greenfield. Refer to the LEED BD+C v2009 Reference Guide.”

Previously developed areas are those that previously contained buildings, roadways, parking lots or were graded or altered by direct human activities.
Greenfield sites: are those that are not previously developed or graded and remain in a natural state

Our plot previously contains roadways, parking lots and were graded or altered by direct human activities but it doesn’t contain any building (before the construction of our building, which finishes in 2015).

There was a developed project carried out, which concluded in 2007. This Developed Project transforms a greenfield in a Technological Park which has roads, parking lots, and lots with all the urban infrastructure. Our site is in this Technological Park. We had to ask for a regulatory permit in order to can build our building.

Does anybody can tell me if this site it can be consider previously developed? Is it necessary that there have been an old construction in our site?
Thank you

Prohibit Smoking Signage in entrance of Parking and loading docs

Prohibit Smoking Signage in entrance of Parking and loading docs

February 8, 2016

Even though there is a post over this ítem I am not really sure about this two áreas and the need of signage.

In our builiding there are 4 entrances to the underground car park. In the whole building it is prohibited to smoke

If only the tobacco smoke can come from a person walking by in the parking entrance (it is forbidden by the Spanish law inside the buildings), and the Access ramp is longer than 25 meters, do we need to put a Prohibited Smoking signal in the Street?

And the other question a bit related it is about Loading docks. In the same building, there is asmall area of loading dock. If there is no permanent occupancy of workers (they load or discharge ocasionally) do we need to put the signal of non smoking in the entrance?

Thanks

Portfolio Energy Star

February 3, 2016

Hello. We will make the Eap2 by Energy Star. To do this we have invoices for the total consumption of the building (offices + CPD), and manual readings consumption of different meters. Is this enough to get the qualifying portfolio or need automated meter to take the differents readings?

ISO 16346:2013

ISO 16346:2013

Since we are unable to find greenhouse gas emission factors with a reference to ISO 16346:2014, could we use the greenhouse gas emissions factors as used by the Spanish National Institute for Energy Savings? This institute administers the national building energy certification program as part of the European Energy Performance for Buildings Directive. The greenhouse gas emissions factors used by this Institute do not mention specifically the ISO 16346:2013 standard, as required by this ACP but since these values are used for the national energy certification scheme we believe they are an acceptable reference.

Exterior lighting - Baseline Building

December 18, 2015

To simulate the exterior lighting in Baseline Building, i have to model it according table 9.4.5 of Standard 90.1?

Or it is not possible to earn points for exterior lighting systems?

Thanks in advanced.

Commissioning Authority's LEED experience

Commissioning Authority's LEED experience

October 28, 2015

At the Fundamental Commisioning and Verification Prerequisite it says that the CxA must have documented commissioning process experience on at least two building projects with a similar scope of work.. Do they need to be LEED building or just a random building? I haven't seen the "LEED" word in the manual, that's why I'm surprised...
Please advice!

we have the selection from solar panel rep. i was wondering how to finish the
EAp1 and EAc2 calculations to reflect exact savings.

2 Buildings in a unique Hotel

June 17, 2015

We have one unique boiler, that feeds two buildings inside the LEED boundary of the hotel.

Must we do two energy models, with two set of input/output reports? Or can we do a unique energy model?

There is a previous post, clarification,...about it?

Thank's.

Interior or Exterior Lighting fixture in residential project

Interior or Exterior Lighting fixture in residential project

June 2, 2015

We are developing a building energy modeling of a residential building based on 90.1-2007.

The dwelling units have exterior areas (balconies) that have luminaires.

These luminaires have to be modeled as interior or exterior lighting?

The control and energy consumption of each luminaire is designated for each dwelling unit. That is to say, these luminaires are not common fixtures.
