ID+C v4 - Existing Office Building: Lighitng & Envelope

ID+C v4 - Existing Office Building: Lighitng & Envelope

April 12, 2017

We are doing a ID+C in a existing building, where the lighting and the envelope are the original ones. We doesn't modified this items.

The original lighting (W/ft2) is better than the ASHRAE table 9.5.1, then we have savings in lighting consumption although no modify the system. The question is we can achieve lighting savings and not apply the requeriments of chapter 9 of 90.1, because the lighting is existing. It's correct, input the real values in the proposed model or we need to introduce the table 9.5.1 values in the proposed and baseline model?

In the envelope, we have the same question, the value of the existing walls, floor and roof are better than the tables of Apendix A of 90.1. Then we have demand energy reduction without any modifications. It's correct, input the real values in the proposed model or we need to introduce de apendix A values in the proposed and baseline model?

Indoor plants planted in the ground

Indoor plants planted in the ground

April 10, 2017

Good afternoon,
We are analyzing a building that in addition to having an outside green area and a green roof, will also have plants planted in the ground inside the building, without flowerpots. Do interior plants count in the calculation as green area to comply with the credit SSc5.1?
Thank you for your help.

Lots and open space question

Lots and open space question

April 3, 2017

Hello,

We are wondering if a future building occupying two different plots can be
considered as a single LEED project or not.

In the case that it is considered as a single project, as it affects the
credit SSc 5.2 Open space, what is the regulation to take into account?
For example in this possible project that we are evaluating to certify, there
are two plots: in one of them, there is a minimum requirement for open space but not in the other plot. Which one of the two regulations would be
considered?

Thank you very much for your help.

LCA calculation

LCA calculation

1- When performing a LCA calculation for the envelope and structure, not all materials proposed by the design team have an EPD. Therefore, we propose to substitute some materials for similar materials with an EPD to complete the LCA. Would this be acceptable?

2- Can a material with an EPD which is included in the LCA be substituted in the construction phase for a similar material without an EPD?

LIghts pointing upwards

LIghts pointing upwards

March 23, 2017

Hello,

We have a very singular high-rise Project in the city centre. The light levels around the whole boundary are quite high, so we are thinking about pursuing Option 2 because the difference with the exterior lights on and off is not too big.
However, the exterior lights point upwards to light the building façade. They do not spill over the boundary...but up to the sky.
So, considering Option 2, would this credit be possible for us if we demonstrate the 20% lighting level compliance?

Daylight and quality views measurement in a special building

Daylight and quality views measurement in a special building

March 13, 2017

We're working on a case of a building complex that aims to achieve a LEED certification within some years. The complex is a sanctuary, and it includes several hospitality buildings and a shrine. It's located on top of a hill on a unique landscape surrounded by forests and mountains, so obviously you get quality views wherever you look at.
The problem comes when measuring daylight and quality views to meet the requirements of this credit. The shrine is very big, and it includes several underground chapels, that may represent 50% of the regularly occupied area. Since it was designed as a place for pray and intimacy, it has few windows which are made of alabaster (which means no views, and diffuse natural light). Due to the particular use of this building, we cannot change its architecture to make bigger windows.

When time comes to undergo the LEED certification, will this be regarded as an exception due to its particular use? Or if the shrine and chapels represent over 50% of the regularly occupied area there's no way we can get this credit?

Thank you!

APPA audits in Europe

APPA audits in Europe

February 27, 2017

I'm working on a green cleaning policy for a hospitality project. I'm following the LEED template for v4 BO+M, and in section iv, subsection "Tracking plan for staffing and overall performance" it is required to conduct APPA audits. I've only found companies which do that in the US, so my question is: how do we apply APPA in Europe? Is there any documentation or equivalent standard?

Thank you

European standards for bio-based materials

European standards for bio-based materials

February 24, 2017

I'm working on a building's purchasing and waste policy and I'm using LEED's template. In section iv (procedures and strategies for implementation) it states that bio-based products shall meet the Sustainable Agriculture Network’s Sustainable Agriculture Standard. I have two questions here:
1. Just to be sure, food and beverages are considered into this category, right?
2. Is the EU organic products label (a European ecolabel for cultivated products) considered a valid standard here?

Thank you very much.

pursuing thermal confort in a museum/gallery

pursuing thermal confort in a museum/gallery

January 25, 2017

Our team is pursuing this credit for a museum/art galleries building. I´ve been checking the IAQ matrix and if I am strict, we should forget this credit. However, I´ve been reading some comments of this forum and I really don´t know/understand the specific scope of this credit just for this project.

We do have thermal control in the most of the places that are occupied for FTEs, but are these controls, indeed, necessary in the main art galleries (galleries with up to more 700 people with visit average time of maybe less than an hour)?
We also have a quite small auditorium (300 seats) that could be use once per week (even less).......

Trying to put myself in USGBC´s place, I would understand that the scope is not that 700 people handle the thermal controls (the same for audience in a concert.....). Could anyone help me to know the occupants who are in the scope of this credit?
(1 Auditorium)
(1 common office space with a personal office)
(4 classrooms to develop different activities by the client)
(2 art galleries
(a common space for the shop and bar/restaurant)

Thanks a lot!!
