Preferred parking spaces in a residential building

October 24, 2017

Hi,

I'm working on a projet with residential use, so each flat will have an assigned parking space. Discounted parking rates is not an option since each flat has a predefined number of parking spots. Thus, we are thinking about doing two different riffles:

- One will have the preferred parking spaces (5%) and in order to enter, your car has to qualify as a green vehicle;

- And the other one will include the rest of the spaces.

Will that be a feasible option to earn the credit? And if not, does anyone have any suggestions as to how to comply with the requirements of the credit? Electric vehicle charging will also be installed in all the spaces (complying with the 2% requirement).

Thank you very much.

LEED BD+C: Retail or LEED ID+C: Retail?

LEED BD+C: Retail or LEED ID+C: Retail?

September 27, 2017

Hi, I have a doubt of what rating system is more adequate for a new LEED project that we are working on.

The project consists in a major renovation (it includes changes on façades, exterior windows, all HVAC systems, etc.) of a restaurant that occupies the whole base and first floor of a 7 stories residential building, the owner just want the certification for the restaurant (no changes will be made in the residential part of the building), so I´m not sure if BD+C: Retail is the correct rating system to choose (because it´s a major renovation), or should we use ID+C: Retail (because only a part of the building will search the certification).

Thank you in advance for your help.

Alarms with CO2 sensors

August 7, 2017

hi,
We have a project with non-densely spaces. The non-densely space will have CO2 sensor. VAV with 100% outdoor air will be supply the OA to these spaces. The CO2 sensor will be controll the ventilation of each space. All the spaces have an airflow measure device.
Can we generate the alarm in these spaces with the CO2 sensors when the design values vary more than a 10%?
Thank you so much

LEEDv4 Homes and Multifamily Workbook, Water Reduction Calculato

July 20, 2017

Hello!
I am having some trouble to complete de Water Reduction Calculator.

The Project is a whole building, being each floor a different dwelling unit. They are luxury homes, so they are pretty big. In the calculator you can only introduce 4 fixtures for each category. In this Project, we have more tan 4 different fixtures for each category. That is one of the issues. The other one is that we are only allowed to fill one row for each dwelling unit, that again, only let you introduce 4 fixtures. For example, if each unit has 6 differents showers, with different flow rate, which one is the right way to reflect the real water consumption?

Thanks!

Energy Efficiency Classes equivalency with Energy Star

Energy Efficiency Classes equivalency with Energy Star

July 14, 2017

Is anyone aware of any type of equivalency between Energy Efficiency Classes (A+, A, B, C, D, E) and Energy Star?

Energy Star appliances are not common in Europe, but as far as I know A classified are much more efficient than Energy Star. Has anyone confirmed?

I have seen "EU Energy Star" but it only certifies electronic equipment, not appliances.

OCCUPANCY TO CALCULATOR

OCCUPANCY TO CALCULATOR

July 12, 2017

Dear Leed users,

We are doing a warehouse project in Spain. It seems that we have some problems to calculate correctly the occupancy for the Excel.

The building is divided in two parts; these parts are symmetric. Each part has two areas: warehouse and offices.
The problem is that one of the office is incomplete; the property decided that will do the interiors when it has a tenant.
And the incomplete space is a problem to calculate the occupancy for this credit.
We want to start to prepare the second design appeal, we think that the project can obtain all the points.
For this, we need to do that the reviewers require.

After final design review, we made the first appeal review. In there, it is clarificated, as they required, the daily average occupancy values for employees and visitors in both the complete and incomplete space following the table 1 of the Appendix 2 from LEED.
The results of occupancy for whole the building (complete and incomplete) are FTE=215 and Visitors=0 (warehouse, distribution).

The reviewers answered the following:
"For future submittals, identify the daily average visitor occupancy value for the incomplete space and separate the FTE and transient occupants".

Does somebody know how we must express this calculations to comply?
We belive that we don't understand the reviewer's need and FTE and transient occupants were not identified together.

Thank you.
Best regards,

Additional Enhanced IAQ Strategies

In this credit, two options are available, Options 1 and 2. Can a project achieve Option 2 only without pursuing Option 1?

Hi,
Is correct to assume that a football field can be considered a basic service inside the category "fitness center"?

Thank you in advance

Changing rooms in adjacent LEED building

Changing rooms in adjacent LEED building

June 30, 2017

We have a project with an existing LEED adjacent building to the new LEED building.

Both buildings are conected by the interior and the exterior and owned by the same landlord. The landlord have expressed the intention of using only the changing room of the adjacent building and not include new showers in the LEED building.
The new building will have bicycle storage.

The adjacent building have enough showers and changing room for the FTE of both buildings

Is this an acceptable strategy to achieve this credit with the correspondent narrative?
