LEED ND v4 Pilot Credit Integrative Process - Participation in the Forum

July 15, 2019

As part of the requirements for this pilot credit, we are noting our participation in the Forum for a project located in Montreal that aims the LEED ND v4 certification.

A list of team members that must be present at each of the IPP workshops is integrated to the requirements. Since the project is still in an early stage, a member from that list is missing is the workshops but a letter signed by the client indicates that this professional will be included to the team at a later stage (but still in the design process), will it be sufficient to be compliant?

Thank you for your time,

Minimum Indoor Air Quality Performance Calculator: critical zones and demand-controlled ventilation

Minimum Indoor Air Quality Performance Calculator: critical zones and demand-controlled ventilation

June 13, 2019

We are working on certifying a building (EBOM 2009) and we want to use the Minimum Indoor Air Quality Performance Calculator  https://www.usgbc.org/resources/minimum-indoor-air-quality-performance-calculator .

1) I'm not sure how to include the critical zones. We plan to physically measure outdoor air flow at the system level but if we add a line for the critical zone, the calculator asks us to fill the excel cell "zone outdoor airflow provided for this critical zone, and we can't do that

2) We plan to complete the calculator for a min scenario (0 occupant) and a max scenario (max occupancy). At the time of measurement to verify the OA flow is adequate, what do we need to measure? If we measure the OA airflow with the damper set for the min occupancy and for the max occupancy, is that enough for LEED?

Total Building Energy Use

Total Building Energy Use

June 13, 2019

Regarding, EAc1, does it need to include non essential equipment that is on a sub-meter?

The building in question has a heat exchanger for an outdoor ice skating rink that only operates in the winter. I came across something in a previous LEED version referring to "day-to-day" equipment. I'm wondering what the interpretation of "day-to-day" is, and is that even relevant for V4.1?

Also, the building in question has a sub-meter supplying EV charging. As it is not considered essential equipment for the building's operation, would this need to be included in this credit? The concern is that the EV station is currently providing EV charging free-of-charge, and has a large electrical demand as a result. This in turn could increase EUI to the point where multiple points may be lost in this credit category, with only 1 point being made up through the Grid Harmonization credit (which the building is eligible for), as well as only 1 point (potentially) through the Innovation credit. Potentially some ground could be made up with points in the LTc1 category, but at this point it is too early to tell. Ideally, the building shouldn't be penalized for providing a service that is in line with LEED principles.

If both these sub-meters are within the project boundaries, must they be included?

ASHRAE Level 1 Energy Audit

ASHRAE Level 1 Energy Audit

June 13, 2019

Regarding the Energy Audit Prerequisite, is there an acceptable age range for a pre-existing energy Audit that was conducted on the building in question? If there was a Level 1 Energy Audit Performed in 2015, and it is now 2019 (or 2020 by the time the LEED certification is applied for), would LEED require a current/new Audit to be performed? The building in question has a BAS c/w an operator, with regular maintenance checks that occur on a monthly basis.

UL/Ecologo category 2794 for certified disinfectants not listed in the recommended products??

June 11, 2019

Why is UL/Ecologo category 2794 (for disinfectants) NOT LISTED in the recommended products to be used??? Is this a mistake? enduser is asking to get an approved disinfectant …..help.

-         Ecologo UL 2798, for digestion additives for cleaning and odor control

-         Ecologo UL 2791, for drain or grease trap additives

-         Ecologo UL 2796, for odor control additives

-         Ecologo UL 2792, for cleaning and degreasing compounds

-         Ecologo UL 2759, for hard-surface cleaners

-         Ecologo UL 2795, for carpet and upholstery care

-         Ecologo UL 2777, for hard-floor care

-         Green Seal GS-52/53, for specialty cleaning products

-         Green Seal GS-37, for general purpose, bathroom, glass and carpet cleaners used for industrial and institutional purposes

-         Green Seal GS-40, for industrial and institutional floor care products

-         California Code of Regulations maximum allowable VOC levels for the specific product category

-         EPA Design for the Environment Program’s Standard for Safer Cleaning Products

-         Cleaning devices that use only ionized water or electrolyzed water and have third-party-verified performance data equivalent to the other standards mentioned above (if the device is marketed for antimicrobial cleaning, performance data must demonstrate antimicrobial performance comparable to EPA Office of Pollution Prevention and Toxics and Design for the Environment requirements, as appropriate for use patterns and marketing claims)

BOD review from the BECx consultant

BOD review from the BECx consultant

June 4, 2019

Good Morning,

In order to pursue the EAc1 option 2 , we are the building envelope CxA and will manage all the documentation related to the building envelope. This documentation will be part of the CxA building commissioning documentation at different project phases.

We have received and commented the OPR for building envelope performance.

The question is related to the BOD, the Architect has provided a conceptual presentation related to the building envelope indicating the envelope performance which is according to the OPR. Is this presentation could be considered as a BOD ? Or if the BOD has to be in a particular format as the LEED user template?

Thank you,

Ending ESC Monitoring - what stage in construction?

Ending ESC Monitoring - what stage in construction?

May 28, 2019

Hi, I'm curious whether the USGBC/CaGBC has a generally accepted endpoint to ESC monitoring on a construction project, or whether it is left to professional judgement.    I.e. does USGBC expect ESC monitoring to continue through to Occupancy?  Or can it end when the building construction is above-grade (excavation and dewatering works finished) and the building is connected to the municipal storm sewer.      If monitoring must continue through to Occupancy, can a scaled down approach be used - i.e. only monitor areas where exposed soil / landscaping exists until it is fully seeded / planted.

Thanks for your input!

Major renovation to existing building - EQp1 requirements

May 23, 2019

We have a 6 storey addition to an existing 4-storeyed building. The mechanical systems for the addition are separate from the existing systems. The project is going for LEED v4 CS certification.

Is the existing portion required to meet EQp1 ventilation and monitoring requirements if there are no changes being made to the existing mechanical system?

Local Minimum Requirements vs Parking Required by LEED

Local Minimum Requirements vs Parking Required by LEED

April 24, 2019

Hello there,

I have two questions:

1. The credit requires that the number of parking spaces be less than minimum code requirements. However, if let's say 89 spots (which is what code requires for our specific site) is the MINIMUM code requirements, how is it possible to achieve a 40% reduction from that? Would that not then be breaking by-laws mandated by the city?

2. If the parking lot also supplies parking for a soccer field and adjacent sports hangar (fields and such), can we divide up the parking lot into the 3 respective uses/buildings? What would a soccer field even be considered in Table 1 Base Ratios for Parking Spaces, by Building Type (p.g. 115 in the LEED v4 BD+C ref. guide)?

Thanks!

Envelope CxA within the engineering company part of design team?

Envelope CxA within the engineering company part of design team?

April 23, 2019

Hello,

We want to use a building envelope CxA that is an employee of the same firm that is responsible for the engineering of the building. The project is a design build and we are following the 10244 interpretation. The enhanced CxA will not be a member of the design team as required by the interpretation. The building comissioning agent will report directly to the enhanced comisionning angent. However, I am wondering if the CxA agent would then be considered "independant" or if someone from an external firm would have to do the envelope comissionning?

Thank you
