New project on university campus that already has 2700 parking spots

Hi there,

We are working on a new science lab on a university campus. The campus already has 2700 parking spots, with the current parking demand being only 2100 or so. Our project "requires" 300 spaces; this is to be included in the existing parking availability, so that the new remaining campus parking capacity for future buildings would be 300 spaces (2700-2100-300). 

The parking is located in big lots that won't be specifically demarcated for this building. 

Should the credit requirements be applied to all 2700 spots since "total vehicle parking spaces must include all new and existing off-street parking spaces leased or owned by the project, including any parking allocated to the project that is outside the project?" 

Or is it fair to say that it should only apply to the 300 spaces that have been declared as "required" for the project, although not specifically marked?

Hello

We are working on a 100+ years old building. The building has offices spaces, a private kitchen and a hall. The Energy Star score is 46, which is not enough to pass the prerequisite. 

Is there any exclusion/other methods for old buildings to pass the prerequisite?

Maybe this question has been posed in another forum and I am not seeing it, but when does the new limit become applicable? Is it to projects registered beyond that date or is it products used after that date? Perhaps it's even projects submitting after that date.

What are options for zero lot projects with no parking provided in an urban context? Also, the project is a Health Department HQ, but does have truck loading. Can the warehouse option for Reduced Truck Idling be used?

Can anyone confirm what the definition of the above named spaces include? Physiotherapy is self-explanatory, but does hydrotherapy only include pool type treatment, or would bathing rooms (tub rooms) be included in the hydrotherapy definition? 

For treatment areas, would this include all private medical offices where individual assessment of a patient is conducted? If so, can I meter the row of rooms together or must each room be individually metered? Also, would the treatment definition include mental health group support service space? aka a smudging room or chapel or gathering space?

We are currently preparing our final review, and as part of this credit we are to participate in the forum. We don't have much feedback as it stands until final decision, however, in renovating an existing 100+ warehouse building in a heritage district, we didn't have too many PC options for our interiors project. The base building had existing large floor to almost ceiling windows that many of our non-regularly occupied spaces could take advantage of, including in the kitchen/break room, display/lounge area, waiting area, printing room, and even one of the washrooms. (high window). We were preparing for the base credit for regularly occupied spaces, so this PC only took a little bit extra work. Unfortunately, we won'y be a achieving the base credit as we have some differing opinions on regularly occupied spaces (for our space) than the reference guide, but glad we have this opportunity to show there are some great views for non-reg occupied spaces. In our opinion all spaces have amazing views to flora fauna and sky, however we aren't meeting view factors etc for some.

Hi all,

Working on a project that had some old diesel and fuel tanks and lines on the site identified as APECs during Phase 1, so phase 2 was conducted by found no significant levels of contamination during bore-hole drilling and testing. The project is now in excavation, but has found significant soil contamination in areas previously unidentified which they are remediating.

In my opinion this qualifies it for Option 3, but my questions are:

Do you agree that this site qualifies for Option 3?

Does the environmental firm need to redo their Phase 2, or will the reports from the remediation be sufficient? The authority in charge is a bit murky because the owner of the site is also the municipal authority, but typically the provincial authority oversees contaminated sites.
