Employee parking lot with paid parking

We're having a debate about how the reduced parking credit applies to a large building serving as a lab. Parking offsite is being constructed with more than 500 spaces dedicated to staff. It is paid parking. The municipal code suggests 450 spaces are required for this building typology. In as much as staff must pay to use the parking, how would the credit apply? Thanks!

20% or more of the design team

My project is pursuing option 2 

There are several companies on the design team are JUST certified and are able to provide GRI G4 report as well as GRESB. My question is, if the dollar value of a design contract is less than 20%, then I don't need to include them in the submittal? Also, do I need to provide anything to prove a qualified team member is 20% or more of the design team by dollar value?

Hi,

For the requirements of the option 1 - Interior lighting for residential spaces, the reference guide identify a list of individual and multioccupant spaces but it is not clear which spaces is define as a multioccupant spaces.  Is anyone worked on a residential project with this credit ?

Existing irrigated trees

Existing irrigated trees

I am wondering if existing irrigated trees on a university campus that are included in our LEED boundary need to be included in the calculations for Outdoor Water Use Reduction prerequisite/credit.  New landscaping around these existing trees will not require irrigation, but some of the existing trees are not native.  They will likely die if they are not irrigated in the summer.  I am wondering if anyone has ever seen an exception allowed for this situation.

Demolition of existing building

We have a project which will be built on the site of an existing building. Does the demolition of that existing building need to be included in the MRc5 waste diversion calculations? Or is the intent of the credit to apply only to demolition waste created from renovation of an existing building? Is it included only when the existing building demolition is in the LEED project scope? In many cases, an existing building is removed in advance of the LEED project, and the waste not tracked at all. We realize that deconstruction of the existing building would be beneficial, though costly.

We have a bank located in Canada, applying for Green Globes rating. For the Energy performance credit in particular, would the modelled CO2e for the bank be compared to the CO2e scoring system for Office Type (Table 3.3.1.1.3.1-B1) or Retail Type (3.3.1.1.3.1-B2)?

Membrane Primer VOC – LEED V4 – Healthcare

Hi there, we are a fabricator and installer of architectural metal wall panel systems and I was looking for some insight into VOC levels and air and vapour membrane adhesive.  We typically use a standard Blueskin or Soprema primer prior to membrane installation as we find the low voc products don’t perform as well as the standard version (drying time is longer etc..).  The standard primers have a VOC content of 450-500 g/l compared to their low VOC counterparts of 240-250 g/l.

I have up until recently been classifying this product under Architectural Sealant Primer – Porous (max VOC content of 750 g/l) so there has been no issue with having this product approved. However, we may be using the incorrect category.  We are now working on our first LEED V4 Healthcare certified project and have been running into some VOC compliance issues (due to the exterior applied product requirements). I was hoping someone may have additional insight into what SCAQMD 1168 category & CARB 2007 membrane primer should be classified under? I appreciate any insight!
