MR Credit: "Permanently installed products" vs "Permanently installed BUILDING products"

January 9, 2020

My question is regarding the classification of "permanently installed products" vs. "permanently installed BUILDING products".

For example, the MR Credit: Building Product Disclosure and Optimization - EPD, Option 1 and 2 specifically state "permanently installed products", where Sourcing of Raw Materials, Option 2 Leadership Extraction Process states "permanently installed BUILDING products"

A previous forum post has already answered my question whether Furniture (particularly in this case Site Furniture) would be considered permanently installed products, with the answer being YES, however can they also be considered a "permanently installed BUILDING product" and qualify under Sourcing of Raw Materials, Option 2 Leadership Extraction Process?

Thank you for any clarification that could be offered.

LEEDv4.1 Acoustic - Can residential projects no longer achieve this credit?

January 8, 2020

I noticed LEED v4.1 removes mention of residence and residential. Table 1 removes all 'residence' reference and table 2 removes 'apartment and condominium'. Can residential projects no longer target this credit in LEED v4.1?

Standard reference for Canadian projects

November 28, 2019

Hello,

I would like to know if the new CSA A460:19 Bird-Friendly Building Design can be used for canadian project to acheive this pilot credit?

How can I aks the USGBC to consider this alternative for canadian project (I did register fot the pilot credit, but I am not able to access the survey)?

Modelling Hospital Addition

Modelling Hospital Addition

November 20, 2019

Hello all,

I am currently working to create an energy model for an addition to be made to a hospital and am unsure how to go about modelling the heating system. New air handling units provide ventilation to the addition, however the boiler is outside of the LEED system boundary. Is it acceptable to exclude the existing building from an energy model of the addition? If so, what is the method of approximating the efficiency of such a system? If not, is the boiler to be modeled as a scaled down version of the existing boiler or a full sized model with an estimated "dummy load" applied to approximate the existing building?

A full building model may be required due to the boiler's use in both the existing building and the addition as well as the local electric utility's use of a declining block power rate. Based on ASHRAE 90.1 Appendix G, Table G3.1 Section 2 these issues preclude excluding the existing building from the model.

Thank you,

Eddie

Structural composite wood and moisture resistant adhesives - compliance and supporting documentation

Structural composite wood and moisture resistant adhesives - compliance and supporting documentation

November 12, 2019

Hello LEED User community,

Does anyone have any information regarding how to show compliance with and document the "moisture resistant adhesives meeting ASTM 2559" requirements in the EQ Low-emitting materials, structural composite wood?

I asked a glulam / CLT manufacturer if the adhesives used comply with ASTM 2559 and his answer was that "CLT and glulams adhesives are required to meet the requirements of the certifications established for the products. CSA0122 and ANSI 190.1 for Glulam and APA/PRG320 for CLT. These take precedent over all other items." These are the standards for the final products, not the adhesives, so I don't think this helps in showing adhesives compliance with ASTM 2559.

If I can find out if the adhesives are acceptable, my approach to document the credit would be to provide first a manufacturer's declaration stating that 1) the adhesives meet ASTM 2559 and 2) no surface treatments with added-formaldehyde resins or coatings; and second documentation showing the product meets one of the required industry standards.

Any thoughts on if this is an acceptable way to show compliance with the structural composite wood requirements?

Many thanks

LEED BD+C or LEED CS or LEED CI?

LEED BD+C or LEED CS or LEED CI?

October 31, 2019

Hi All,

We have a LEEDv4 new contraction project that will be 50% fit up, 50% empty/core&shell. All same owner, 2nd floor will just be left vacant until the owner decided to develop. Could be several months, could be several years. Main floor will be a daycare, with parking and play ground etc to accompany the project. 2nd floor will one day either be an extension of the daycare, office space, or classroom space (day care is on a university campus). I was leaning toward BD+C since it's 50/50 but now I'm wondering if ID+C is the right choice for just the main floor fit up. Although I also think that separating the materials during construction could be a bit of a pain but doable. In terms of BD+C OR C+S I am thinking that daylight and views would also be complicated by either selection. Help?

Reduced Parking Footprint Opt 4 - Unbundling Parking

Reduced Parking Footprint Opt 4 - Unbundling Parking

October 27, 2019

New options were introduced in v4.1 for LT Reduced Parking Footprint. Parking provided for our project slightly exceeds the bylaw requirement with 9 stalls required, and 10 provided including 1 for EV, and 1 for preferred parking. The parking provided requires a payment that exceeds the cost of public transport. We would like to pursue Option 4 Unbundled Parking. Is our project eligible if the parking provided exceeds the zoning requirement?

Post-consumer recycled content vs pre-consumer recycled content - LEED V3 excel datasheet

Post-consumer recycled content vs pre-consumer recycled content - LEED V3 excel datasheet

October 17, 2019

I am working on a project where I must choose the materials for the MRc4 credit - LEED V3 (gold certification). However, as an architect responsible, I don't know if I should accept materials with 12.5% pre-consumer recycled material only. I mean, does a material with 12.5% pre-consumer recycled material would help in the certification process or it wouldn’t even be eligible for the LEED excel datasheet.

I read the credit definitions. I am not sure if, to be eligible, I should consider each material separately or the group of materials as a whole for the LEED excel data sheet counting.

“Use materials with recycled content such that the sum of post-consumer recycled content plus 1/2 of the pre-consumer content constitutes at least 10% or 20%, based on cost, of the total value of the materials in the project.” (LEED® CANADA FOR NEW CONSTRUCTION AND MAJOR RENOVATIONS 2009/V3)

Emergency generator building

Forum discussion

Emergency generator building

October 8, 2019

I am starting a project in which we are building a new addition to an existing hospital which will be approx. 30 000 m2 (considered separate building from existing hospital). In the same scope of work, we will build a detached noncontiguous emergency generator building (350 m2) on the same hospital site, but 360 m away from the new addition. The generator building doesn't have FTE, there will only be a technician coming once a week to test the system. As I understand, group approach only works for buildings that are substantially similar, which is not the case. Then, in the "Special project situations" section of the reference guide, it is mentionned that hospital projects can include more than one physically distinct structure in a single LEED project certification without having to use the Campus Program, but since the new addition is more than 2320 m2, I believe I cannot apply this exception. It leaves me with the campus Approach, which requires to register each building individually, and claim site credits with the Campus registration. If it is the case, I wouldn't know in which LEED Rating System to include the emergency generator building.

So, my two questions would be:
1- Is there a way to include the emergency generator building within the same LEED project as the new addition (that would mean a LEED project boundary separated in two).
2- If I can't include it in the new addition LEED project, under which rating system could I register it ?

Would love your feedback, thank you in advance !

Using Schools option 2 - Pedestrian Access for a Community Service Center

Using Schools option 2 - Pedestrian Access for a Community Service Center

September 23, 2019

Has anyone ever seen new construction projects where an exception was made for them to use Schools option 2  - Pedestrian Access even if applying for another type pf building? In my case, the multi-service center is being developed precisely to bring community services closer to a residential on the periphery of a city. There will be a small library, police offices, and many flexible use spaces meant for community organisations and activities. The 2400m walking distance covers most of the concerned residential areas, and even 1200m for at least 50%. Must I ask for a CIR or could this be presented as a logical alternative for this credit?
