EBOM & the future

October 20, 2014

On the acceptance of EBOM: Having just returned from the National Conference on Building & Facility Operations in Vancouver BC, it was identified that building owners feel that existing building commissioning isn't worth the cost when it is promoted as a 'greening' or energy-saving project. Since existing buildings consume so much energy, there is a lot of room for positive change and the industry needs to find better, broader ways to promote the optimization of existing buildings. This is a service that owners and operators should be jumping on but we are failing to communicate to them why EBCx would be so beneficial to them specifically.
We need to show owners the direct financial benefits first, and the benefits to society and the future after.

Molok Containers for MRp1

Molok Containers for MRp1

October 17, 2014

We are looking to install a 5000L Molok recycling bin for a LEED 2009 CS building that will be a restaurant. According to the reference guide a 11.6m recycling area would be required. However we believe that the 5000L Molok bin would be able to accomidate just as much or more than a 11.6m room that would most likely just contain a couple of large blue bins and a organic bin.
Has anyone had this problem before and if so how can it be solved so that it qualifies for MRp1.

Use of Microfiber

October 16, 2014

I am confused on the use of microfiber in a green cleaning policy and program. Is the use of microfibers required as part of a high Performance cleaning program? Are the purchases of microfiber cloths and tools included in the calculation of green cleaning products and materials? What is included in the 75% of costs of green cleaning products and materials?

LEED V4 DATA CENTER

LEED V4 DATA CENTER

October 15, 2014

There is a new data center extension to an existing building of a different use (office). The extension is accessible via a corridor. The buildings do share an electrical box. Can I still make 1 certification for each building?
Thanks,

Number of bus stops and bus lines required

Number of bus stops and bus lines required

October 2, 2014

There seem to be a slight difference in the wording between the English version of the LEED 2009 CS Canada reference guide and its French translation. For one project, there are two bus lines with a bus stop each within a 400 m walking distance from the main entrance of the building. However, the French translation states that there should be at least one stop for at least 2 lines with frequent service within a 400 m walking distance. I was wondering if the credit could be obtained if there are 2 bus stops with one line each with frequent service or if it is required to have one stop for at least 2 bus lines with frequent service.

OPTION 2. BUS STOP PROXIMITY (6 points)
Locate the project within 400 metres (¼ mile) walking distance (measured from a main building entrance) of 1 or more stops for 2 or more public, campus, or private bus lines with frequent service usable by building occupants.

25ft of entrace located near corner of building

25ft of entrace located near corner of building

September 24, 2014

Does the 25ft referring to a straight line measurement? Or, it's following the building footprint? Or, as a radius?

The reason of this question being an existing ashtray is located at the corner of our building, while the main entrance is located at ~10ft from the corner on the other side. Historically, the designated smoking area is vaguely located where the ashtray is.

As we are making the Entrance Area a smoke-free zone, would this very ashtray be exempt due to its location at the other side of the corner?
