RE: Vanpool Parking for a Core and Shell

July 5, 2016

Hello, I am working on a C&S project. The minimum parking capacity set by local zoning is 165 parking spots. The project has 165 spots exactly. The project size is 86000 sq ft. Van pool would be about 5 spaces. The question is can the Van pool spaces be marked, however, assigned until there is a demand. Once there is a demand or want for the spot. The person who has the spot would be reassigned to another location and the person operating the car pool / van pool would then take over the spot. There is no issue with the # or location of spots, but the owner does not want the spots to sit empty unless there is a demand. Is this okay to claim credit? Thanks!

On site + Off-site restoration

June 23, 2016

Our project is redevelopping a contaminated site (whole city block), which is part of a larger urban area belonging to the same owner.

Within our project boundary and outside of it, we're creating 3 green corridor to promote vegetation and wildlife biodiversity, with native plants.

With the density we're trying to achieve, we are slightly short of the 10% threshold, so we would like to include the area of the green corridors outside of the LEED-ND site limit to achieve the threshold.

We know there was an ID point awarded for a LEED-ND pilot, that restored 25% of the footprint outside the boundary, but we haven't found any info on a different way to achieve this credit in 2009 or v4. [http://www.usgbc.org/sites/default/files/LEED%20ND%20ID%20_CIR%20catalog...

So we have 2 questions :

1. As anyone tried to include green roofs planted with native vegetation to contribute to the credit?

2. As anyone tried to include green spaces outside the project boundary to contribute to the credit?

OPTION 3 METHOD

OPTION 3 METHOD

June 17, 2016

Hi there, we are working on a project in St John's, Newfoundland and was wondering:

1. For Option 3 does Car Sharing only mean renting cars (i.e. Zipcar, Car2Go) or can it also include carpooling for commuters? (“ride sharing”)

2. To meet this credit, we need to provide LEV’s for 3% of FTEs (755 FTEs x 3% = 23) as well as preferred parking spaces for them. Does CaGBC imply that we need to “buy 23 compliant cars” or just “provide documentation related to 23 compliant cars of FTEs related to this project?

Thanks!

CASE 1 NON RESIDENTIAL OPTION 3

CASE 1 NON RESIDENTIAL OPTION 3

June 17, 2016

Hi there,
For our project in StJohn's, Newfoundland, we are providing 3 Barrier Free spaces and 3 Maintenance Parking spaces (for maintenance facility users to use, but are not always used).

We would like to know if for CASE 1 NON RESIDENTIAL OPTION 3 (5% for NC), can we count one of these Maintenance Parking spaces as a Carpooling space? Or does the Carpooling Space (we only need 1) have to be a special designated space?

Thanks!

Living Wall

Living Wall

We have a CI project and are targeting this as an innovation credit. There is not outside space, but there is a living wall inside. Would metering the irrigation for the living wall be acceptable for the irrigation meter or is the intent behind the requirement to be outdoor landscape?

Innovation in Design credit - Low Mercury Lighting

May 19, 2016

Hi all,
I have a data centre in Montreal that is being assessed against BD+C NC v 2009. I am looking at targeting an Innovation in Design credit for "Purchasing - lamps OM v4 MR Credit".

If the project achieves a weighted average mercury content of 22 picograms per lumen-hr, is my project eligible to achieve two Innovation in Design points, since the Exemplary performance level is below 35 picograms per lumen-hr? Or is the exemplary level point only available to O+M v4 projects?

Thanking you!

Is a Rollout Mat considered a permanent entryway system?

Is a Rollout Mat considered a permanent entryway system?

March 24, 2016

According to the language provided for the credit:
"Acceptable entryway systems include permanently installed grates, grilles, slotted systems that allow for cleaning underneath, rollout mats, and any other materials manufactured as entryway systems with equal to or better performance. Maintain all on a weekly basis."

Under the CaGBC's BD+C rating system the language for EQc5 is "Permanently installed grates, grilles, or slotted systems that allow for cleaning underneath must comprise at least 1 metre (3 feet) of the 3 metre (10 feet) requirement. Walk-off/Roll-out mats are acceptable for the remainder of the length only when maintained on a weekly basis by a contracted service."

Does the USGBC accept rollout mats, with better performance than a grill/ grate, as an acceptable version of a permanent entryway system?

ASHRAE 62.1

ASHRAE 62.1

March 16, 2016

We have an electrical room on site that is not attached to the main building and will hold the electrical equipment for a diesel fueling station. Someone will be in the room twice a day just to turn the system on and then turn it off (less than a minute each time) each day. Am i right in assuming that this room can be considered not regularly occupied and thus can be excluded from having to abide by ASHRAE 62.1?
Client does not want to put any mechanical cooling or heating equipment.

Option 1 - ASE and the 10% LEED requirement

Option 1 - ASE and the 10% LEED requirement

March 8, 2016

I am working on a large three story office building and analyzing it to see how it would preform under Option 1 requirements. I have a sample perimeter open office area that is showing 100% of the grid has an ASE(1000/250) value with no blinds or shades being used.

Is it fair to assume that this space would still achieve the credit requirement of 10% of the analysis area, since section 2.2.6 of LM-83 states that "blinds shall close whenever more then 2% of the analysis point receive direct sunlight? Even though ASE calculations are supposed to be done without blinds? I am guess I am a little confused by LM-83 ASE calculation method and the 10% LEED requirement. Any clarification would be greatly appreciated!
