How do we define principal, taxes and insurance (PITI) in Step 4.' Compute Maximum Pricing'? Should we get in touch with a bank and ask for mortgages rates? Based on a 75 years mortgage, all the housing could be defined as affordable!

Are there any guidelines?

We are having a hard time finding out how to calculate Option 2 : Affordable Housing, for-sale units.

We read from the LEED ND v4 reference guide : ''Determine the maximum amount of income available to pay principal, taxes and insurance (PITI) according to Equation 5. A factor of 28% is applied to adjusted target income as the recommended maximum percentage of income that households hould spend on homeownership.''

What about interests on mortgages? There are no guidelines, nor are they mentioned anywhere.

I don't know where to start; should we get in touch with banks and see what kind of mortgages we could obtain? What if the mortgage is based on 75 years? : of course we are going to obtain the credit!

Hi all,

In the case of a Major Renovation project, are all prerequisites must be answered (in all categories) or only the ones for the categories affected by the project. Example : if we do not address location and transportation questions (since the building is already built) or water efficiency, can we still look forward a certification ?

We are starting a study to verify if a specific renovation project could achieve a LEED V4 BD+C certification. What is the scope of work required to qualify as 'Major Renovation'. Is there a guideline or definition available?

Our project may be able to obtain this credit, but it might come down to the last half value for an industry EPD. My question to the knowledge pool is;

May I count both an industry and a product specific EPD?

Initial thoughts are that the product specific supersedes the industry wide EPD but I am left wondering if anyone has had success submitting both in the past? A specific example I have is for an insulated metal panel, I have both the industry and product specific EPDs.

We have registered our Canadian project for the Legal wood Pilot ACP. My question is does this count as a 1 point Innovation pilot credit as well as helping to possibly achieve the MR Sourcing of Raw materials credit. Or do I have to register for an additional pilot credit to get full Innovation points

Hi - It seems that this version of the rating system is targeting energy performance improvement over energy cost budget. Is that right?

We are working to certify a NC. The tenants will not allow us to install a alarm in the presence of the customer. How can I still acheive this credit - We are willing to attach the alert to the building BAS system.
