CO2 monitoring for Core and Shell projects

April 9, 2017

Hi,

Is a copy of the lease agreement stating that tenants must install co2 sensors in all densely occupied spaces required for v4 Core and Shell projects?

If not, can the project earn a point for just identifying all densely occupied spaces (i.e. gym) within the Core and Shell scope and install CO2 sensors? There will not be many within the CS scope.

Thanks!

Systems requiring metering

Systems requiring metering

April 4, 2017

Hi All,

I am pursuing this credit for a LEED v4 Core and Shell project and am having trouble determining which systems require meters. The credit requirements state "Install advanced energy metering for all base building energy sources used by the building." Which I understand to be Electrical and Natural Gas meters for this building.

However, later in the Reference Guide it states "Base building energy consumption includes all building systems and equipment in the core and shell scope of work. Examples include central plants, elevators and escalators, interior and exterior lighting, receptacle equipment, and HVAC equipment that serves core space, such as parking garages, lobbies, corridors, and restrooms." How does one determine which systems require meters? Is it sufficient to have meters on the systems listed above, or are we expected to include additional meters for other systems not listed.

Your assistance would be much appreciated.

Multi-use project

We have a new LEED v4 Multifamily Midrise project (Homes), it’s several residential buildings on the same site. One of the buildings has 5 residential floors but the ground floor is a community center. Should we include the community center in the LEED Homes certification or a separate LEED BD+C certification must be done? The owner, entrances and building systems are different. I haven’t found any guidance about the multi-use projects in LEED Homes.

Customer Use of Restrooms

Customer Use of Restrooms

March 27, 2017

Working on a retail project, we have the same case as described by Donny Goris Kolb in his comment : the store's restrooms are intended for employee use, but employees are directed to grant customers access to these bathrooms if requested. These bathrooms are not directly accessible from the sales floor - they are behind a set of doors and their availability is not advertised.
How do we have to enter informations in the calculator ? Do we have to specifie the number of retail custumers in occupancy type table, but to not count them in the percent of occupants for flow and fixture informations ? In that case, will a declaration be enought to justifie that only employees have access to the restrooms ?
Thank you.

ASHRAE 90.1-2007 article G3.1.1 exception (a)

ASHRAE 90.1-2007 article G3.1.1 exception (a)

March 24, 2017

Hi everyone, I have a question regarding the reference's HVAC heating energy source for my projet. Here's the general outline:
My project consist of an office building with 3 above-grade and 1 below-grade levels, plus an underground parking lot. The building's floor area is 88 000 ft2 and the parking lot is 47 000 ft2, for a total of 135 000 ft2. The proposed building heating source is all electric, while the parking lot's heating source is natural gas.
My understanding of G3.1.1(a) is that I can use a different HVAC system type for the parking lot, since its heating source is different from the rest of the building and its floor area is greater than 20 000 ft2. Following this, I would use a system type 6 for the building and a system type 5 for the parking lot.
Could someone confirm if my methodology is correct?
Thank you.

Workstation Components and C2C Certification

Workstation Components and C2C Certification

March 23, 2017

Hi there!

Some Cradle to Cradle (C2C) certifications notes exclusions. In the case of a workstation, one C2C certification lists particular shelves and certain laminate worksurface finishs as exclusions. I understand that a certified C2C workstation would not include any of the exclusions, but for the purposes of this credit, if the workstation includes the excluded shelf or laminate worksurface finish then would the entire workstation not contribute?

The workstation can still function without a shelf, as it is an added component. I feel that a C2C compliant product shouldn't lose it compliance due to an added component.

Please refer to this specification sheet: http://assets.c2ccertified.org/pdf/product-specification/SPEC_Steelcase_...

Thank you again!

Hello there,

For option 1, how many products would a workstation, with a privacy screen and storage attached be considered? I consider the privacy screen and storage to have separate functions, but they are assembled together to function as one workstation.

Please refer to page 9 of: https://www.steelcase.com/content/uploads/2015/01/cscape_brochure-1.pdf

Many thanks!

green roofs

Hello all,

Under Option 1 are vegetated (green) roofs considered as part of the landscape that requires (or does not require) a permanent irrigation system? Under Option 2 are vegetated roofs to be included in the calculations? This is for both the Prerequisite and the Credit for Outdoor Water Use Reduction.

Fixtures for Option 2 Lighting Quality, Strategy D.

March 13, 2017

A recessed LED troffer type fixture may have an indirect light component by way of internal reflectors that reflect upward-directed light within the fixture back down onto the space below. Would internal indirect lighting components within the fixture qualify the fixture as a non-direct-only type? As designers, how do we ensure that a supplier’s products (the fixtures) meet the requirements of the credit? Does the supplier need to have an approval from the GBCI for their products in order for them to be used under this credit, option, and strategy?

Carsharing in open areas

Carsharing in open areas

February 20, 2017

Hello,

Any precedents on how to integrate carsharing services such as Car2Go, Communauto or Zipcars that do not have specific restrictions on drop-off points?

Our project is located in the area where you can just pick and drop a carshare wherever you want. I cannot define the walking distances to and from the parking location since it can be anywhere in on-street parking. The cars are equipped with permits to park anywhere in the city.

Moreover, there is no guarantee to find a car but by experience there are always cars available in the area.

Any cues on my next steps?

Thank you very much for your help,

William Gagnon
