C&S 2009 Office bldg, hotel tenant impact

We have a 31 storey office tower under construction and slated for substantial in October 2017. It was designed and construction started without any confirmed tenants. At this point in the process, a hotel is negotiating with the owner to lease the bottom 11 floors and will have started construction prior to completion of the core building. Generally for C&S projects tenant impact is not controllable and is understood to be that way. However this represents quite a different use than what was designed which has an impact on occupancy, energy and water use. What are the implications, if any, for certification of the C&S building with this unexpected tenant use?

Any examples of CC&Rs relative to light pollution reduction? I don't want to specify directly to a standard or to the LEED ND reference guide since it would be too prescriptive to be included in the by-laws. Summarize the credit in my own words?

Furniture built with salvaged trees

We have several furniture items that are being built for our new office from salvaged trees around our city that would otherwise be destroyed (dutch elm disease). The diseased bark is removed and the perfectly good wood is then made into a variety of furniture and art pieces. The furniture assemblies are fairly basic (wood boards, metal connectors, shop applied adhesives(maybe), but the company would not likely be testing the furniture to ANSI/BIFMA standards. In a way, the furniture is salvaged but not as a complete assembly. As such, the wood is fairly pure in that it wouldn't be composite wood, but would be less than a year old too. Is there any way we can apply this furniture to the Low Emitting Materials credit as salvaged and inherently non-emitting without testing standards? It could be possible that it makes up for only 10% of furniture for the project with the other 90% complying, however we would like to include it if possible. Does anybody have any similar situations with salvaged wood furniture in a v4 project? Thanks.

Translucent Glazing Film

Our project is using a translucent film on several demountable glass office partitions to provide screening and privacy. I understand that the glass partitions must meet the General Emissions Evaluation per the Walls category, but does this film also need to? Would it be considered a "finish wall treatment"?

The questions then become:

1. Do you think it needs to be included in our Low-Emitting Materials tracking table?

2. Is anyone aware of any products that meet the Standard Method v1.1-2010 criteria?

The commingled waste facility that process our project waste work as follows: They weight the container once it arrives from job site, then separate the diffents matrials into percentage of the load volume. After that, they run the numbers into volume to weight ratio formula and comparison between material relative the actual load of waste. Their formula was develloped by a registered engineer, specialized in waste processing and treatement. For example, a container rolls in, waste content weight, say, 5t. 50% of this volume is steel, and the other 50% is mineral wool. They then run the formula and the result is, say, 4.9t of steel and 0.1t of wool. A detailled report specific to that load (and specific to the project) is then produced showing those numbers, and how the diverted products are recycled by their parteners. Would that method be acceptable for multiple material streams (in this case steel and mineral wool = 2 streams) , and project specific diversion rates?

We are approaching the start date of our IAQ assessment and I would like to be 100% sure that I need to include owner supplied furniture in the test. I have no control over which products the owner purchases or if they are low VOC emitting furniture. There will be office desks, chairs, kitchen table, etc. The reference guide is clear that owner supplied furniture in residential projects is required in the step-by-step section but not clear on non-residential projects. I would think that it might be because of the changes from LEED 2009 section which states movable furniture is now required rather than just recommended, but with the calling out of owner provided residential furniture, I'm thinking it might not be required for commercial. Thanks!

Innovation credit on cultural preservation

Hi all,
Is there any precedent of an innovation credit dealing with cultural preservation or for a project with strong emphasis on culture? We are working on a project with innovative integration of Inuit art and cultural elements into the architecture of the building and our project team is confident it makes the building more durable in its context and that this innovation worth an innovation credit. Is there any existing template, CIR or clue on how it could achieve a LEED credit?
