Is CARB testing now required (LEED v4) for structural framing wood components such as glulam?

WELL feature 06 Microbe and Mold Control

WELL feature 06 Microbe and Mold Control

July 21, 2017

Hi, I have question regarding option (b) under part 1, which states that:

Building policy states that all cooling coils are inspected on a quarterly basis for mold growth and cleaned if necessary. Dated photos demonstrating adherence are provided to the IWBI on an annual basis.

According to my understanding and after discussion with mechanical engineer, this work can cost very high. For example: in a typical medium size office floor, number of cooling coils are approximately 90. And it takes 30 minutes to inspect every coil according to ISO 16000:18. This will add up to 45 hours of job per floor. Since, frequency is quarterly this will be significant operating cost per year.

Do you have any thoughts about this? or what is the intent behind this feature requirement ?

Thanks

Do individual storage facilities count as long-term storage?

Do individual storage facilities count as long-term storage?

July 19, 2017

I have a project that has 69 dwelling units and provides indoor bicycle storage for 39 bikes. The project also includes storage lockers in the underground garage for each unit. I would like to confirm that the assigned lockers would be sufficient to meet the long-term bicycle requirements, similar to how an enclosed garage would be sufficient for a single dwelling unit.

Additionally, I would like to confirm that the indoor bike parking would be sufficient to meet the short-term needs as well so long as it does not have assigned parking stalls.

Thanks in advance for your help.

WELL Building Standard query for Images

WELL Building Standard query for Images

July 19, 2017

Hi LEEDuser,

My name is Nirwair (Student, University of Alberta) and I am looking at a WELL feasibility for one project. Thanks for my inquiries before and I appreciate prompt replies.

Through our work, we are promoting WELL Building Standard in Alberta, Canadian market. We are preparing three magazine articles which will explore WELL Building Standard Introduction and Canadian Interest in WELL.

Since, we are submitting them as magazine articles, we are looking for some high quality images that we can include with our article. Please help us with following queries:

1. Can we use IWBI logo with our article (any royalty associated with it)?
2. Can you help us providing 3 high quality (eps format) images from WELL certified spaces that we can include (with reference) in our article?
3. Is there any copyright issue for above requirements?

Thanks for supporting. I hope we can promote WELL through our work. Looking forward for your answers.

Regards

Different work week lengths

Different work week lengths

Our facility has office staff who work Monday-Friday, and production staff who work Monday-Thursday... How would we handle this in the calculator when it asks "number of days in a typical work week", when it is 4 days for some, and 5 days for others?

Projects with little landscaped area (prescriptive only?)

Projects with little landscaped area (prescriptive only?)

July 13, 2017

It seems that for projects with small amounts of landscape areas, which many Homes: Midrise projects would be, the performance path doesn't seem to make sense.

In my case, I have a project with 142 occupants in 65 dwelling units in a downtown location on a near zero lot line. The project will potentially have 500-1000 sqft of landscaping. Based on the Performance Path method, the baseline Outdoor Water Use for the building would be roughly 3000 gallons / month, whereas the baseline Indoor Water Use is 214,000 gallons. Even if we were to include xeriscaping on this project we would only see an additional 1.5% reduction to our overall monthly water savings, which isn't even close to achieving an additional 0.5 points.

Whereas if we follow the prescriptive path, we can achieve 4 points by simply not including turf grass and using primarily native/ adapted plants. However, you make the Water section out of 10 instead of 12.

Am I reading this correctly? Are small landscaped projects penalized for reducing outdoor water requirements?

At the discretion of the permit holder

At the discretion of the permit holder

July 12, 2017

Hi Everyone,

here's another question.

The campus guidance from the LEED Canada Reference Guide states the following:

" It is acceptable to achieve a Campus Shared Infrastructure compliance path through a campus wide strategy if the campus can demonstrate that the preferred parking spots for carpools/ vanpools/ car co-ops are located at the discretion of the permit holders within the campus, though this may mean the selected spaces are not within 500m of each individual project(s)."

What does "located at the discretion of the permit holders within the campus" mean?

Our project is located on a school campus with several existing parking lots. Currently there is an area for carpool spaces, but they are not the closest parking spaces available to our project building.

Can I designate some of the existing carpool spaces for our building, or will I have to designate new parking spaces that are closest to our building to be carpool spaces?

small community adjustment

July 12, 2017

For LEED 2009, there was CIR 431 from the CaGBC that adjusted frequency for communities under 50,000 people. Is there a similar adjustment acceptable for LEED v4? Have lesser trips been accepted for small communities?
Thanks for any and all input!

Does LEED v4 allow exemptions for printing rooms from needing self closing doors based on low user printer use data similar to USGBC's LEED-CI ruling 12-12-2005? Thanks.

We are having two large solar to LED light poles installed in our parking lot. Would this be included in this Facility Maintenance & Renovation credit, as well as "Purchasing- Lamps"?
