Requirement of entryway system

Requirement of entryway system

November 24, 2017

I am currently working on a residential building. For LEED V2009, the requirement of the permanent entryway system should have 3m long in the primary direction of travel. Also, pedimat must comprise at least 1 metre (3 feet) of the 3 metre (10 feet) requirement. Roll-out mats are acceptable for the remainder of the length only when maintained on a weekly basis by a contracted service. However, the "credit language" only mentioned “Acceptable entryway systems include permanently installed grates, grill s and slotted systems that allow for cleaning underneath. Roll-out mats are acceptable only when maintained on a weekly basis by a contracted service organization.” So, is it indicates that the project can employ Roll-Out mat only if the Roll-Out mat maintained weekly?

Bike Network - Is 40km/hr streets too low?

Bike Network - Is 40km/hr streets too low?

November 13, 2017

Our city has dedicated bike lanes, off-street paths, and "bike-friendly" streets. Our project has fairly good connectivity to many amenities using just one street with a dedicated bike lane. However, the bike-friendly streets speed limit is 50km/hr. The bike lanes/paths/friendly streets are shown on Google Maps as well as our City's Bike Maps and plans. Our city's minimum speed limit is 50 unless otherwise posted (usually only lower around school zones during the school year and school hours). Does any other city have lower minimum's or are others finding this too low? The bike-friendly streets are labelled as such due to generally slower traffic and usually in areas that have one way streets, historic districts, et. but 50km/hr is still the minimum. Are there any addenda's in the works that might address the fact that many cities (or towns) might not have a minimum speed limit as low as 40km/hr? I think we can still make the case for the credit for a few other paths/lanes...but we're limiting a lot of bikeable areas...or crossings or through ways that interrupt some of the dedicated bikes. Thoughts?

Diverse Uses within Existing Building on Addition Project

Diverse Uses within Existing Building on Addition Project

November 8, 2017

Our project is a 5 storey addition to the east side of an existing campus centre. It will be connected on various levels to the campus centre and most occupants are expected to enter the addition by walking through the existing building.

Three questions:

1. The existing campus centre contains many uses - swimming pool, coffee shops, sports therapy, and auditoria to name a few. Does anyone have experience counting diverse uses in existing portions of addition projects?

2. When measuring walking distance to other buildings - say another mixed-use building on campus, or shopping mall, that contains other diverse uses - is the walking distance measured from our main entrance to the other building's main entrance? Or does the walking distance need to include the distance walked inside the shopping mall to get to the bank or hair salon?

3. When measuring walking distances for this credit (and for Access to Quality Transit), can functional and/or main entrances of the exiting portion of the building serve as beginning points for measuring walking distances for the addition portion of our building?

Thanks!

Eric

Habitat for endangered/threatened species

Habitat for endangered/threatened species

November 3, 2017

Hello there,

I have two project sites in question.

1) An very urban site that was previously a parking lot

2) A suburban site that was previously graded (need further analysis to see if it was previously developed).

For both sites, no analysis or site surveys were completed prior to construction for the habitats of endangered/threatened species. How can we determine if this site was/has potential to have those habitats? Is it necessary to hire an ecologist for a site specific report? Can a report be made after construction had started?

What % difference to reference is acceptable?

What % difference to reference is acceptable?

November 3, 2017

We are pursuing the chemical testing path for imported soils. My question is what is the acceptable range or percent difference between the reference and imported soils? We will be ammending, but how close do I have to get to be acceptable for this credit? I feel like I am missing a reference standard somewhere. Thanks.

Measurement by deduction: hot and cold domestic water

Measurement by deduction: hot and cold domestic water

October 31, 2017

Hello LEEDusers,

It’s the first time I work on a LEED credit. The project is a new construction (NC-2009) and we aim for the Water Performance Measurement (WEc1) of an existing building in operation.

Since the project is still in construction, I have to provide reasonable calculation to demonstrate that 40% or 80% of the total water is measured. I will use the estimated water consumption used for design to set the base of my calculation.

We have a meter on the entry of water on the building. The network is divided into 3 branches: industrial water (cooling towers, measured), process water (measured) and cold domestic water. There is no irrigation required for this project. The way the entire network is designed, I can go for a deduction calculation for indoor plumbing and fixtures (cold domestic water). However, domestic hot water is not measured and is produced within cold domestic water network (typical configuration).

My question is: Can I still do a deduction calculation for cold domestic water? How do I treat hot domestic water?

Thanks for your help!

Innovation : Clean construction pilot credit

October 27, 2017

Location : Ontario, Canada

Hi,

Does anyone have more information about the scope of this pilot credit, especially the "On-road vehicule" definition ? The LEED pilot credit states "95% of all diesel engine contractor / subcontractor used for the construction project". For instance, would this include a delivery truck (concrete, other material, etc...) that has been ordered by the GC or subcontractor but not owned by one of them ? It's not clear to us.

Thanks !

Non-occupied Garage - Flush required?

October 26, 2017

If we have a separaetly HVAC served storage garage that is quite large and mimininally heated, does this area have to be included in the whole building flush and maintain the higher than normal temperature?
