right of ways adjacent to project?

November 30, 2015

Given how a project boundary is supposed to be defined, either the project side of the right of way or the far side (non-project side) of the right-of-way, for this credit how do you deal with transit stops that clearly serve / are needed to serve the development, but will be in the public right of way but not the "within the project boundary" (if you define the project boundary to not include the right-of-way)?

System Furniture Include or Excluude?

System Furniture Include or Excluude?

November 30, 2015

I am working on a large 12 story office building that has a 12 story toplite open atrium requiring the credit be documented using option 1. A number of the floors have large open office areas with systems furniture. I am having a hard time figuring out if I need to include the system furniture in the simulation or if it can be excluded. Could any one direct me to where it outlines if system furniture needs to be included for IEQc8.1 for LEED CI?

FTE calculation and use associated for visitors

FTE calculation and use associated for visitors

November 25, 2015

I am working on a hospital project where I have both inpatients and visitors. When calculating the FTE for visitors, I multiply the amount of visitors by the number of hours staying at the hospital divide by 8. Example, for 100 visitors, I will get 25 FTE.

However, should I attribute 0,5 use per day for women toilets use since they are visitors or 3 uses per day considering that I have converted them into FTE occupants?

Who should be the responsible person signing the letter template for this credit?

Unless the LEED Consultant is a qualified expert in site development relating to the prohibitions criteria for credit compliance, what accountability does she/he has by signing the template?

Alternate Transportation: SSc4.3 and SSc4.4

Alternate Transportation: SSc4.3 and SSc4.4

September 18, 2015

Hi Everyone,

I am filling out the LEED letter template for SSc4.3 and SSc4.4 and don't know which path/option I should check. The project is in Canada in a Campus; there are no parking allocated within the LEED boundary and no new parking added to the existing parking. I am using Campus path tpo meet the requirements of above credits i.e 3% of FTE for SSc4.3 and 5% of FTE for SSc4.4. In the LEED letter template, I am using the special circumstances path and will provide a narrative to explain the compliance.

Please advise if this procedure is correct?

I appreciate your feedback.

MRc4 / MRc5 - Concrete

MRc4 / MRc5 - Concrete

September 17, 2015

I have a question about the reporting of the cost of concrete between these two credits.

Background:

MRc4 - Recycled Content. Concrete manufacturers provide their mix design, $/m³, volume used, etc. on the Supplementary Cementitious Materials calculator. The resulting value is entered into the cost column of the MRc4 template, and designated "SCM Cement," with a post-consumer recycled content of 100%. Therefore, the cost of the CONCRETE is not counted towards this credit, rather just the cost of the SCM cement. If the cost of the concrete was $100, and $35 was determined to be "SCM Cement," we would count $35 at 100% on our MRc4 template. Fine.

MRc5 - Regional Materials. If a product meets the extraction and manufacturing distance requirements, 100% of its material cost is included toward the total regional materials cost of the project. The $100 worth of concrete that is locally-extracted is recorded as $100 on the MRc5 template.

The issue:
If we say the cost of the concrete on a project, not an insignificant amount in most commercial buildings, is only the "SCM cement," $35 in the example per direction from MRc4, we are losing the benefit of an expensive, local material in MRc5: $35 vs. $100.

Additionally, how do we reconcile this difference when reporting our Actual Materials Cost?

Has anyone worked their way through this?

Sub-merters

September 2, 2015

Hi, we have a building that share some mechanical equipment with the adjacent building. We have a meter that measures the electricity of our building but the water tower consumption is included in the reading. We would like to subtract the water tower consumption from the main building consumption. Can we only use the data registered form the water tower drives or we absolutely need a sub-meter?
Thank you very much,

How to calculate capacity for commercial ice makers?

How to calculate capacity for commercial ice makers?

July 16, 2015

I have a project with a commercial kitchen, so we're gathering info on all of the walk-in coolers, freezers, etc. However, I'm not sure how to document the ice maker cooling capacity since they are specified with an ice harvest rate (lbs/24 hrs) and energy consumption rate (kWh/100 lbs ice) not a direct cooling capacity. Can I just multiply these values for a 24-hr average kW cooling capacity, then convert to tons?

(FYI, I tried deciphering the Energy Star product criteria for more details but I don't think it helps... http://www.energystar.gov/index.cfm?c=comm_ice_machines.pr_crit_comm_ice...)

LEED v4 ID&C EAp2 Baseline Envelope

Forum discussion

LEED v4 ID&C EAp2 Baseline Envelope

July 10, 2015

I am somewhat confused by the Minimum Energy Performance Calculator, Opaque Assemblies sheet: "All baseline existing roofs, above-grace exterior walls, below-grade exterior walls, exposed floors, slab-on-grade floors, and opaque doors were modeled using the existing conditions prior to any revisions in spaced with unchanged space conditioning categories".

Base on the LEED v4 ID&C Reference guide, the baseline envelope is to be modeled as per G3.1.(5)(baseline), Sections a-e, and not Section f. Therefore I have to answer "No" to the statement but I am supposed to provide the ASHRAE 90.1 Appendix G exceptoin that applies. In this case, it is not an App G exception but rather a requirement of LEED.

My question - should I model the baseline envelope using the 90.1-2010 performance requirements or should I model the baseline envelope using the existing conditions?
